概述

城市更新是城市功能的重新定位,也是城市动能的重新发现。

在经历了以投资驱动和增量发展为主的阶段后,我国城市进入以转型为发展思路、以存量空间资源为载体的发展阶段。2014年《国家新型城镇化规划》和2015年中央城市工作会议都把盘活存量和城市更新相关的内容推向了前沿。与此同时,当“防风险”“去杠杆”“房住不炒”“创新驱动”“产业升级”这些词汇多次出现在公众面前的时候,市场敏锐的嗅觉已经意识到,房地产行业的“新时代”已经悄然来临。

随着一线城市的房地产市场不知不觉地进入存量时代,业内多位专家断言,以重点中心城市核心区域为主的“城市更新”,将成为房地产市场未来十年乃至更长时间的下一个风口。

而在北京、上海、广州、深圳等经济发达城市,目前有两个特别大的挑战:从经济基础来看,最重要的就是产业转型,以北京为例就是功能疏解和升级;从物质形态来看,就是空间的问题,在土地资源紧缺的情况下怎么能够把质量做上去;从资本流量看,如何利用资金运作,丰富运营手段使资产增值,实现有效的存量改造效果,同样值得我们思考。
